Future Wembley Downs

Wembley Downs’ future is being shaped by a strong sense of community, leafy streets, and clean surroundings – a suburb known for its spacious homes and family focus.
By 2035, Wembley Downs’ population is forecast to reach 7,193, reflecting a modest 1% increase that signals stability and long-term appeal. With an average age of 41, above the City average of 38, the suburb is home to a settled community. 87% of households are couple families, and 54% have children, while just 16% of homes are privately rented, highlighting strong home ownership and neighbourhood continuity. A standout feature is Wembley Downs’ housing profile – seven out of ten homes are stand-alone dwellings, compared to the City average of six in ten.
Moving forward, preparation of a new Local Planning Strategy will set out the intent and objectives for land use planning in response to changes in population, housing, businesses, employment, transport, community facilities and infrastructure.
Liveability in Wembley Downs is rated highly, with 87% of residents satisfied with life in the area and connectivity emerging as a top-performing attribute.
“Wembley Downs offers the perfect balance of space, greenery, and connection for its leafy community,” Councillor Elizabeth Re said.
“We’re proud of its character and committed to enhancing what residents love most.”
A strong 70% of residents report a sense of belonging, and more walkable amenities such as cafes and restaurants have been identified as a top local focus for the future.
“Locals love places to gather, relax, and enjoy their neighbourhood,” Councillor Stephanie Proud said.
“We’re always working to listen to the community and support its needs into the future.”
