Balcatta is building a bright future on strong foundations – a suburb known for its multicultural spirit, active lifestyle, and welcoming community.
With a projected 15% population increase by 2035 – reaching 13,403 residents – Balcatta is poised for steady, thoughtful growth. The suburb’s average age is 39, with 80% of households being couple families and 40% with children, while 31% of homes are privately rented. Balcatta also plays a vital role in the local economy, home to 1,672 businesses – the third highest in the City – contributing to local jobs and a growing commercial landscape.
To cater for this growth, urban transformation in Balcatta presents an opportunity to create a more connected, sustainable, and liveable suburb. Encouraging more people to live closer to jobs and transport delivers better amenities, more diverse housing options, and safer, greener streets – ensuring Balcatta continues to thrive for generations to come.
Moving forward, preparation of a new Local Planning Strategy will set out the intent and objectives for land use planning in response to changes in population, housing, businesses, employment, transport, community facilities and infrastructure.
“Balcatta is more than ready for what’s next,” Councillor Chris Hatton said.
“We’re talking about a suburb that’s already dynamic and diverse. The challenge now is to grow in ways that are smart, sustainable, and community led.”
With 86% of residents satisfied with liveability and 59% feeling a sense of belonging, the community has also identified its top local focus as crime prevention.
“Balcatta is a suburb with strong values and a clear vision,” Councillor Karlo Perkov said.
“Our role is to guide growth in a way that strengthens community connection and enhances what people love about this place.”
