Future Watermans Bay

Watermans Bay is shaping a promising future – a suburb known for its tranquillity, laid-back lifestyle, and coastal charm.
By 2035, Watermans Bay’s population is forecast to reach 1,560 – a 7% increase that reflects steady growth in what is currently the smallest suburb by population in the City. With an average age of 49, well above the City average of 38, Watermans Bay is home to a mature and settled community. 93% of households are couple families, and 41% have children, while just 19% of homes are privately rented, reflecting long-term residency and strong neighbourhood ties.
Moving forward, preparation of a new Local Planning Strategy will set out the intent and objectives for land use planning in response to changes in population, housing, businesses, employment, transport, community facilities and infrastructure.
Liveability in Watermans Bay is rated highly, with 86% of residents satisfied with life in the area and the amount of public space standing out as a top-performing attribute.
“Watermans Bay is a bit of a hidden gem – quiet, scenic, and deeply connected to nature,” Councillor Tony Krsticevic said.
“We’re committed to protecting its unique character while listening and responding to the needs of our residents.”
A strong 68% of residents report a sense of belonging, and parking on streets and verges has been identified as a top local focus for the future.
“Preserving the calm and safety of Watermans Bay is key,” Councillor Rob Paparde said.
“We’re committed to working with the community to build a positive future.”
