Future Tuart Hill

23 July 2025

Tuart Hill is embracing its future with energy – a suburb known for its diverse housing and growing sense of connection.

By 2035, Tuart Hill’s population is forecast to reach 8,351, reflecting a 5% increase that signals steady growth and continued appeal. With an average age of 36, slightly below the City average of 38, Tuart Hill is home to a younger, family-focused community. 82% of households are couple families, and 34% have children, while 46% of homes are privately rented, contributing to a dynamic and inclusive neighbourhood. A standout feature is Tuart Hill’s housing mix – it has the second highest number of semi-detached townhouses in the City, making up 60% of local dwellings.

Moving forward, preparation of a new Local Planning Strategy will set out the intent and objectives for land use planning in response to changes in population, housing, businesses, employment, transport, community facilities and infrastructure.

Liveability in Tuart Hill is rated positively, with 78% of residents satisfied with life in the area and connectivity emerging as a top-performing attribute.

“Community is at the heart of Tuart Hill’s future,” Councillor Teresa Olow said.

“We’re listening to and working with residents to make sure they feel valued, heard and represented.”

A strong 70% of residents report a sense of belonging, while crime prevention and greening have been identified as top local issues for future consideration, with tree canopy coverage sitting at 7.1%.

“Tuart Hill is a place where families can grow and neighbours look out for one another,” Councillor Lisa Thornton said.

“We’re proud of its quiet charm and committed to keeping it safe and welcoming.”
