Future Mount Lawley

Mount Lawley is shaping a future grounded in heritage and connectivity – a suburb admired for its walkable streets, mature trees, and timeless architectural charm. 

By 2035, Mount Lawley’s population is forecast to reach 7,742 – a 1% increase. With an average age of 38, matching the City average, the suburb is home to a well-balanced community: 87% of households are couple families, and 40% have children. 37% of homes are privately rented, and half of all homes are stand-alone dwellings, offering a mix of privacy and flexibility. 

To cater for this growth, urban transformation in Mount Lawley presents an opportunity to create a more connected, sustainable, and liveable suburb. Encouraging more people to live closer to jobs and transport delivers better amenities, more diverse housing options, and safer, greener streets.

“Mount Lawley’s heritage and greenery are part of what make it so special,” Deputy Mayor Suzanne Migdale said. 

“We’re focused on enhancing those qualities while planning for a future that’s even more connected and liveable.” 

Moving forward, preparation of a new Local Planning Strategy will set out the intent and objectives for land use planning in response to changes in population, housing, businesses, employment, transport, community facilities and infrastructure. 

Liveability in Mount Lawley is rated highly, with 81% of residents satisfied with life in the area and connectivity emerging as a top-performing attribute. A solid 57% of residents report a sense of belonging, and roads and traffic management have been identified as a key focus for the future. 

“Mount Lawley’s future will be shaped by the people who love living here.” Councillor Joe Ferrante said. 

“We’re listening to the community and working together to make everyday life easier and more enjoyable.”
