Future Balga

Balga is a suburb known for its diversity, resilience, and community spirit – a place where people from all walks of life come together to build a vibrant future. 

With a projected population of 16,928 by 2035 – a 13% increase – Balga is growing steadily as one of the City of Stirling’s most youthful and dynamic communities. The average age is just 32, well below the City average. The suburb is home to a strong family presence, with 71% of households couple families, 39% with children, and nearly half of all homes privately rented. 

Moving forward, preparation of a new Local Planning Strategy will set out the intent and objectives for land use planning in response to changes in population, housing, businesses, employment, transport, community facilities and infrastructure. 

Liveability in Balga is on the rise, with 66% of residents satisfied with life in the area. A top attribute is its diversity of people. 

“Balga has always been a place where people look out for one another,” Councillor Andrea Creado said. 

“Our focus now is on building stronger connection through safer streets, better services, and improved amenity such as parks, footpaths, and local centres.” 

With 61% of residents already feeling a sense of belonging, Balga has a solid foundation to build on. Locals have identified a clear focus as crime prevention. 

“Balga always had a bit of a reputation when I was growing up,” Councillor Michael Dudek said.  

“But this is slowly changing. And I'm happy that we're doing our part and investing in improvements that will continue to see this suburb change for the better.”
