Future Gwelup

23 July 2025

Gwelup is looking ahead with optimism – a suburb celebrated for its family-friendly atmosphere, vibrant energy, and strong community connections.

By 2035, Gwelup’s population is forecast to reach 6,329 – a 9% increase that reflects its growing appeal. With an average age of 34, Gwelup is home to many young families, 91% of whom are couple households and 56% with children. Just 9% of homes are privately rented, contributing to a sense of stability and long-term neighbourhood pride. The suburb also ranks third in the City for median weekly household income, at $2,658 – a sign of its prosperity and potential.

“Gwelup is a suburb where families flourish and community spirit thrives,” Councillor Chris Hatton said.

“It’s a place that offers space to grow, connect, and enjoy the best of suburban living.”

Moving forward, preparation of a new Local Planning Strategy will set out the intent and objectives for land use planning in response to changes in population, housing, businesses, employment, transport, community facilities and infrastructure.

Liveability in Gwelup is already rated highly, with 86% of residents satisfied with life in the area and connectivity emerging as a top-performing attribute. While 59% of residents report a sense of belonging, there’s an opportunity to strengthen local ties through a shared local focus which includes trees and greening.

“We’re committed to preserving what makes Gwelup special,” Councillor Karlo Perkov said.

“We’re planning with the community and for the community.”
