Find a business location

Choosing the right location is a key step in setting your business up for success. Whether you’re looking for a shopfront, office, warehouse, a shared space or planning to work from home, this page helps you explore options in the City of Stirling and understand what to check before you commit.

Choosing the right location

Choose the option that best fits how you plan to operate.

If you’re looking for a commercial or retail site, you can browse available properties through local real estate agents or online platforms such as reiwa.com.au, realestate.com.au and realcommercial.com.au.

It’s worth inspecting shortlisted sites in person and checking the surrounding area at different times of day. Before committing to any site, confirm it’s zoned for your type of business – see Before you commit below.

The City of Stirling owns and manages a range of properties that are made available to businesses and community organisations from time to time, including retail and commercial tenancies, office space and other premises. Leasing from the City can be an attractive option, with sites often located in established, high-visibility precincts.

Available opportunities are advertised publicly as they arise. To see what’s currently on offer, and to find out how to register your interest or submit an expression of interest, visit the City of Stirling’s Sales and leasing opportunities page.

Because availability changes over time, it’s worth checking the page regularly for new listings.

Looking for one-off meeting, training or event space? Many of the venues above hire rooms by the hour or day and the City also has venues and facilities for hire.

Many businesses can start at home, with benefits such as lower overheads and flexible hours. Some activities only need a notification to the City; others require approval depending on scale, signage, visitors, deliveries or equipment.

Read the Home Office, Home Occupation and Home Business Information Sheet to check what applies and confirm your insurer covers business activity from home.

Before you commit

  • Make sure the site is suitable for the type of business you want to operate – different areas have different land-use rules, so your activity needs to align with zoning requirements

  • Use the City’s online mapping tool, IntraMaps/Stirling property maps, to confirm zoning, area and dimensions for a property
  • Also, weigh practical factors such as traffic and access, parking, environmental health and any planned future development in the area
  • If you’re unsure whether a site suits your plans, share them with the City before you commit – it’s much easier to adjust early than after you’ve signed.

Where possible, confirm your approvals before you sign a lease or make an offer – or make any offer “subject to Council approvals.” Commercial leases can be complex, so the SBDC recommends that you understand the lease terms and seek independent legal and financial advice before you sign.
