Consultation has concluded.

A draft Local Development Plan has been prepared for the Walter Road West Neighbourhood Centre. The draft Walter Road West Neighbourhood Centre Local Development Plan will guide future land use and development within the formerly zoned Dianella Industrial Area.

Draft Walter Road West Neighbourhood Centre Local Development Plan (formerly zoned Dianella Industrial Area)

Part of the area was recently rezoned from “Industrial” zoning to “Residential” zoning with a coding of “R-AC0”. An R-AC0 coding requires the preparation of a Local Development Plan to guide development by stipulating development provisions including building heights, boundary setbacks and landscaping areas.

The draft Local Development Plan has been informed by extensive community engagement including a vision workshop held on 7 November 2018, design workshop held on 20 March 2019 and community open day held on 8 May 2019.

What is a Local Development Plan?

A Local Development Plan sets out the specific and detailed guidance for future development of a site or an area, including building heights and setbacks.

Why has this been prepared?

The Local Development Plan has been prepared to guide development within the formerly zoned Dianella Industrial. This land was rezoned form Industrial zone to a “Residential” zone with some limited additional uses.

 

What happens after advertising?

After advertising has concluded the City will compile a list of the submissions received and report back to the Council on the outcomes of advertising, including any changes to the Local Development Plan that are required as a result of submissions received.  The Council will decide if it wants to adopt the Local Development Plan and if it does adopt the Local Development Plan then this plan will become operational from that date.

What happened to the Dianella Industrial Area project?

The Dianella Industrial Area project is still ongoing and the advertising and future adoption of this Local Development Plan are the last stages of this project.

 

How is this different to the Dianella Industrial Area consultation events we attended?

The Dianella Industrial Area events you attended were part of informal pre-consultation for this project. The current advertising is the formal advertising of the Local Development Plan required under the City’s Planning Scheme.
