The City is seeking public comment on this Development Application as it proposes variations to Local Planning Policy No. 2.6 - Residential Building Height and the Residential Design Codes.

The City is seeking public comment with regards to the following variations only:

  • The development application is proposing a pitched roof wall height of 6.2 metres instead of a maximum of 6.0m as required by Local Planning Policy No. 2.6 - Residential Building Height
  • The development application is proposing fill within 1 metre of the west lot boundary with a depth ranging from 0.6 metres to 1.5 metres. And fill within 1 metre of the south lot boundary with a depth ranging from 1.02 metres to 1.45 metres instead of 0.5 metres as required by Clause 5.3.7 - Site Works of the Residential Design Codes
  • The development application is proposing retaining walls on the west lot boundary with heights ranging from 0.6 metres to 1.5 metres. And retaining walls on the south lot boundary with heights ranging from 1.02 metres to 1.45 metres instead of 0.5 metres as required by Clause 5.3.8 - Retaining Walls of the Residential Design Codes.
  • The development application is proposing the following variations to visual privacy:
    • Proposed dining room with an Finished Floor Level greater than 0.5 metres above Natural Ground Level is setback 5.1 metres from the west lot boundary instead of 6 metres as required by Clause 5.4.1 - Visual Privacy of the Residential Design Codes.
