The City is seeking public comment on this Development Application as it proposes variations to Local Planning Policy No. 2.6 – Residential Building height and the residential Design Codes.

The City is seeking public comment with regards to the following variations only:

  • The development application is proposing a skillion roof height of 7.4 metres and 6.4 metres instead of 8 metres and 6 metres required by Local Planning Policy No. 2.6 – Residential Building Height;
  • The development application is proposing the following lot boundary setback variations to the requirements of Clause 5.1.3 – Lot Boundary Setbacks of the Residential Design Codes:
    • The wall of the living room to the laundry is setback 1.5 metres from the east lot boundary instead of 2.7 metres;
    • The living room projection is setback 1.1 metres from the east lot boundary instead of 1 metre;
    • The wall of the first floor balcony to the lounge is  setback 2.2 metres from the east lot boundary instead of 3.3 metres;
    • The wall of the kitchen and courtyard is setback 2 metres from the west lot boundary instead of 2.2 metres, and
    • The wall of the first floor lounge is setback 6.6 metres from the west lot boundary instead of 7.3 metres.
  • The average height of the proposed garage wall to be built on the east boundary is 3.15 metres instead of 3 metres as required by Clause 5.1.3 – Lot Boundary Setbacks of the Residential Design Codes;
  • The development application is proposing excavation between the street and the building with a maximum depth 1.02 metres instead of 0.5 metres as required by Clause 5.3.7 – Site Works of the Residential Design Codes;
  • The development application is proposing retaining walls on the west lot boundary with heights ranging from 0.68 metres to 1.02 metres. And retaining walls on the east lot boundary with a maximum height of 0.52 metres instead of 0.5 metres as required by Clause 5.3.8 – Retaining Walls of the Residential Design Codes;
  • The development application is proposing the following variations to visual privacy:
    • Proposed 1st floor balcony with a Finished Floor Level greater than 0.5 metres above Natural Ground Level is setback 6.7 metres from the east lot boundary and 4 metres from the west lot boundary instead of 7.5 metres as required by  Clause 5.4.1 – Visual Privacy of the Residential Design Codes, and
  • Major openings of bedroom 2 with an Finished Floor Level greater than 0.5 metres above Natural Ground Level is setback 1.5 metres from the east lot boundary instead of 4.5 metres as required by  Clause 5.4.1 – Visual Privacy of the Residential Design Codes.
