The City is seeking public comment on this Development Assessment Panel Application as it proposes variations to the Residential Design Codes:

Residential Design Codes 5.1.3

C3.1 - Lot boundary setbacks

  • Northern Lot Boundary:
    • Lot 3: Bedroom to Bathroom wall length is setback 1m in lieu of the required 1.5m setback.
  • Eastern Lot Boundary:
    • Lot 4: Alfresco is setback 0.91m in lieu of the required 1m setback
    • Lot 8: Alfresco is setback 0.91m in lieu of the required 1.5m setback.
  • Southern Lot Boundary:
    • Lot 9: Robe to Robe wall length is setback 1.02m in lieu of the required 1.1m setback
    • Lot 9: Laundry to Bedroom wall length is setback 1.5m in lieu of the required 2.2m setback
    • Lot 9: The entire wall length is setback 1.98m in lieu of the required 3.1m setback
    • Lot 10: Bedroom wall length is setback 1.45m in lieu of 1.8m required.

C3.2 - Boundary walls

  • Boundary walls are proposed to three lot boundaries in lieu the boundary wall permitted to one boundary only.
  • Eastern Lot Boundary:
    • Lot 6: Robe boundary wall height is an average height of 3.15m in lieu of the permitted 3m average boundary wall height
    • Lot 7: Robe boundary wall height is a maximum height of 3.65m in lieu of the permitted 3.5m maximum boundary height permitted, and an average boundary wall height of 3.57m in lieu of the permitted3m average boundary wall height
    • Lot 8: Laundry to Living Room boundary wall height is an average height of 3.23m in lieu of the permitted 3m average boundary wall height.
  • Southern Lot Boundary:
    • Lot 10: Garage to Store boundary wall height is a maximum height of 3.55m in lieu of the permitted 3.5m maximum boundary wall height, and average boundary wall height of 3.455m in lieu of the permitted 3m average wall height.

  • Eastern Lot Boundary:
    • Lot 8: fill of 0.984m above natural ground level, located up to the lot boundary in lieu of the required 1m setback.
  • Southern Lot Boundary:
    • Lot 8: fill of 1.044m above natural ground level, located up to the lot boundary in lieu of the required 1m setback
    • Lot 9: fill of 0.714m above natural ground level, located up to the lot boundary in lieu of the required 1m setback
    • Lot 10: fill of 0.54m above natural ground level, located up to the lot boundary in lieu of the required 1m setback.
