11 Thor Street - Residential - Four Grouped Dwellings

The City is seeking public comment on this Development Application as it proposes variations to the Residential Design Codes - Volume 1.

The City is seeking public comment with regards to the following variations only:

1. Local Planning Policy 2.6 - Residential Building Heights

  • Unit 1 proposed pitched roof wall height of 6.2m instead of a maximum of 6.0m
  • Unit 2 proposed pitched roof wall height of 6.5m instead of a maximum of 6.0m
  • Unit 3 proposed pitched roof wall height of 6.7m instead of a maximum of 6.0m
  • Unit 4 proposed pitched roof wall height of 6.7m instead of a maximum of 6.0m.

2. Residential Design Codes Clause 5.1.3 - Lot boundary setback/Tables 2a/2b

  • North boundary - U2 Alfresco - is setback 1m in lieu of 1.1m required
  • North boundary - U2 Alfresco to Kitchen wall - is setback 1.5m in lieu of 1.8m required
  • North boundary - U3 GF Alfresco - is setback 1m in lieu of 1.1m required
  • North boundary - U3 GF Alfresco to Kitchen - is setback 1.5m in lieu of 1.8m required
  • East boundary - U4 UF Sitting to Bed 1 - is setback 1.76m in lieu of 4.3m required.

Boundary walls

  • (Unit 1 - Garage wall: north) average boundary wall height of 3.15m in lieu of 3.0m permitted
  • (Unit 4 - Alfresco: east) average boundary wall height of 3.7m in lieu of 3.0m permitted
  • (Unit 4 - Alfresco: east) maximum boundary wall height of 3.7m in lieu of 3.5m permitted
  • There are building proposed to two lot boundaries in lieu of one permitted.

3. Residential Design Codes Clause 5.3.7 - Site works/ Clause 5.3.8 - Retaining walls

  • Proposed fill in excess of 0.5m within 1.0m of a lot boundary:
    • North - Unit 2 fill/retaining up to 0.79m
    • North - Unit 3 fill/retaining up to 1m
    • North - Unit 4 fill/retaining up to 0.6m
    • East - Unit 4 fill/retaining up to 0.64m
    • South - Unit 2 fill/retaining up to 0.78m
    • South - Unit 3 fill/retaining up to 0.95m.

4. Residential Design Codes Clause 5.4.1 - Visual privacy

  • (Unit 2, Unit 3 and Unit 4 - Upper floor sitting room) setback 5.1m in lieu of 6m minimum required
  • (Unit 4 - Upper floor Study nook) setback 3.7m in lieu of 4.5m minimum required.
