106 Corbett Street, Wembley Downs - Residential - Single House

The City is seeking public comment on this Development Application as it proposes the following variations to the Residential Design Codes (R-Codes):

  • The wall of the Theatre is setback 3.8 metres from the north lot boundary instead of 4.8 metres as required by Clause 5.1.3 - Lot Boundary Setback of the R-Codes
  • The wall of the garage proposed on the south lot boundary has a maximum height of 3.9 metres instead of 3.5 metres. With an average height of 3.65 metres instead of 3 metres
  • The development proposes fill and excavation within 1 metre of the following lot boundaries and between the street and the building that exceeds a depth of 0.5 metres as permitted by Clause 5.3.8 - Site Works of the R-Codes:
    • North - excavation up to a maximum depth of 1.16 metres
    • East - excavation up to a maximum depth of 1.16 metres
    • South - excavation up to a maximum depth of 0.79 metres
    • West - Fill up to a maximum depth of 1.16 metres.
  • The development proposes retaining walls on the following lot boundaries that exceed a height of 0.5 metres as permitted by Clause 5.3.7 – retaining Walls of the R-Codes:
    • North - height up to a maximum of 0.62 metres
    • East - height up to a maximum of 0.73 metres
    • South - height up to a maximum of 0.60 metres
    • West - height up to a maximum of 0.62 metres.
  • The proposed veranda with a finished floor level greater than 0.5 metres above natural ground level is setback 1.8 metres from the north lot boundary instead of 7.5 metres as required by Clause 5.4.1 - Visual Privacy of the R-Codes
  • The proposed major opening of the Theatre with a finished floor level greater than 0.5 metres above natural ground level is setback 3.8 metres from the north lot boundary instead of 6 metres as required by Clause 5.4.1 - Visual Privacy of the R-Codes.
